Brightmore Balconies

Before RODA's redesign, the balconies at Brightmore were in such a dilapidated state they were deemed unsafe, and access was prohibited.

This mid-20th-century apartment block on Sydney’s lower north shore sits on a dramatically sloping site, with no level communal space and small living areas. The outlook, however, was extraordinary — treetop views over Brightmore Reserve and Primrose Park.

We proposed a bold rethink: expanding the balconies into generous, all-weather outdoor rooms. Using the existing footings and new cantilevered steel beams, we created space without disturbing the steep terrain or the neighbours below on this battleaxe block. Frameless glass balustrades connect residents with the landscape beyond, while full-height operable blades enclose the ends, providing privacy and directing the outlook.

The additional floor area dramatically improved amenity, functionality and value. RODA received overwhelmingly positive feedback from residents on their new outdoor rooms and private open spaces.
