Coogee Apartments

RODA redesigned a small apartment building in Coogee through the s4.55 approval pathway, securing Randwick Council’s approval for major updates to the façade, material palette, internal layout, and basement parking.

The redesign was rooted in local context—drawing inspiration from Coogee’s 1930s/40s face brick art deco apartments, which, though not heritage-listed, define the suburb’s character. The result is a contemporary interpretation of these buildings, featuring curved brickwork, deep steel reveals, refined screening, and a coastal-toned material palette.

Replacing a single dwelling, the new six-apartment building increases density while prioritising amenity: all homes are cross-ventilated, achieve three hours of mid-winter solar access, and offer walk-up access via an open-air stair. Located 800m from the beaches, with a 20 min walk to supermarkets, cinema and hospitals. This is density with amenity.
